October 17th, 2009Shop Drawings
October 17th, 2009The contractor usually receives his job from the architect or developer who needs “shop drawings” for their approval before any furniture construction begins. The architect does not and will not do shop drawings, but he does expect the contractor to provide him with detailed drawings of his sketches for his approval.
nShop drawings are a great insurance policy. Everybody gets to be on the same page and paper is still less expensive than wood. I can’t recall how many times I almost had a job completely drawn only to find out that the design had serious problems. When something like that happens with wood, it becomes a huge problem and much more expensive.
nThe contractor is obligated by the contract documents to submit shop drawings, product data, and samples for certain parts of the work. The architect is obligated by the owner-architect agreement to “review and approve or take other appropriate action upon Contractor’s submittals such as Shop Drawings, Product Data and Samples….” (B-141, Subparagraph 2.6.4). This is included among the architect’s Contract Administration Services.
nShop Drawings are drawings, diagrams, schedules and other data specially prepared for the Work by the Contractor or a Subcontractor, Sub-subcontractor, manufacturer, supplier or distributor to illustrate some portion of the Work.” (A201, 3.12.1)
nHow to prepare shop drawings? The best way to do shop drawings is AutoCAD software. It’s very powerful software although it’s quite complicated.
nThere are many books in bookstores regarding AutoCAD you can learn it from them. It usually takes 1 to 3 years to learn it well.
nYou can hire a professional drafts man who will do it for you. Typical rate for good AutoCAD drafts man is $39 per hour. It’s quite expensive so I recommend you to use one of outsourcing companies witch charge usually around $100 per page 24”x36”. I’ve been using http://www.thebluedrawings.com company for over 3 years now and I can truly recommend them.

How to Determine Home Building Costs
October 17th, 2009Determining home building costs can be a difficult thing for anybody to do. There are so many factors that go into home building costs that it can often times be a task in itself to even come up with an estimate. But if you know what factors go into home building costs, you will then be able to better estimate your total price.
The first thing to do when trying to estimate home building costs is to find similar houses in the area. Find a home in the same area that has the overall look and size of one that you want to build. By doing this you will then be able to get an overall estimate in no time at all. For example, if the home you are looking at is selling for $200,000, and the cost of the land is $20,000, you then know that the construction of the home cost approximately $180,000. Of course this is not an exact science, but by following this basic rule you will be able to get an estimate of the home building costs.
Home building costs are often times based on features on the interior of the home as well. By simply comparing the exterior size, you will only be able to get a rough estimate. For example, one home may have a completely finished basement, where as the other does not. Even though this may not seem like a big deal, you could be dealing with thousands of dollars.
Also, when figuring out home building costs, keep in mind that there may be a cost overrun. Proper planning can usually make up for this, but just to be safe you may want to put away about 10% in order to ensure that you have the money to cover any overrun.
Every year, home building costs usually increase about 3 to 6%. This is due in part to the cost of land, as well as the cost of labor and materials. You should plan for this in advance as well.
Home building costs can often times be very difficult to pinpoint. By being precise and detail oriented in the planning stages, you will be able to come up with an excellent estimate on your home building costs.

Wainscoting
October 17th, 2009Wainscoting is an ornamental dressing that is applied to the lower portion of a wall. It is composed of wall paneling, moldings, baseboard molding and chair rail or wainscot cap. It is an old world embellishment that is enjoying resurging interest, particularly in the Northeastern United States. There are various kinds of wainscot applications. A common format is when wall panels are created by rails and stiles, which form boxes adorned by elegant molding. Raised panel and flat panel wainscoting is formed in this manner.nnRaised panel, a style mostly seen in formal home environments such as living rooms, studies or libraries, is particularly appealing when used in the following revival styles: Colonial, Queen Anne, Georgian, Federalist, Shingle Style and various other revival styles. The most visible characteristics of raised panel wainscot are its beveled edging treatments. This is a traditional effect used in Western European woodcarving. Flat panel, by contrast, is a less formal style seen in family-oriented rooms such as kitchens and family rooms, and is appealing and periodically succinct when used in the American Mission, Shaker, Craft, and Prairie and Arts styles of the 20th century. Flat panel wainscot aesthetically differentiates itself from Raised panel in that its edges are completely flat.nnWith regards to materials, wainscoting can be made of wood, MDF (medium density fiberboard), plaster and even marble. MDF is used in humid environments, such as basements, since it does not warp when confronted with the prospects of water damage. The earliest documentation of wainscoting appearing in homes is in 16th century England; to cover the lower part of walls; at a time when homes were not built to resist rising dampness. These days, however, it is used as an elegant way to decorate rooms in the home. While wainscoting is usually applied in the more formal rooms of a house, including the dinning room, living room and bedrooms, it is also found in bathrooms, hallways, staircase areas and foyers.nnWith its exquisite and varied patterns, wainscoting is mainly selected by interior designers looking to add historical charm to a home. While it can certainly be done by a ‘do-it-yourself’ homeowner, applying wainscoting to a home is an elaborate process that requires the knowledge and skill of an experienced professional.

Boiler Heating Systems
October 17th, 2009A boiler heating system is used to create heat via hot water or steam, distributed throughout a home by the use of baseboard, radiant heat, or steam radiator heating systems. The boiler heating the water may be fueled by gas, propane, oil or electricity.
Boiler heating systems are usually small, compact, low maintenance, and energy efficient.
Troubleshooting Boiler Heating Systems
If you have a gas furnace powering your baseboard hot water heating system and you smell gas:
Do not try to fix it yourself. Open windows and get out of the house. Take children and pets with you. Do not turn on lights or switches. Call the gas company from a neighbor’s house or a cell phone outside the house. Do not return to the house until a professional has examined your home.
If there’s no heat coming from your furnace, check the following possibilities:
If you have a gas furnace, check the pilot light to make sure it’s lit. Check to see if the water level and water pressure in the boiler is low. Check your fuse box to see if any circuit breakers are flipped the wrong way or to make sure a fuse hasn’t blown. Reset the circuit breaker or change the fuse if need be. If you have an electronic burner ignition system, check to make sure the ignition switch is working. Check the thermostat to make sure it is on and is set for at least three degrees hotter than the registered room temperature. If all these steps don’t work, call a professional HVAC technician for a service check.
If the problem is not enough heat is being produced (but some heat is evident) try the following:
Check the water level and water pressure of the boiler to see if it is low. Check the heating registers – make sure they are open and nothing is obstructing them. Have a technician check to see if there are mineral deposits building up in the bottom of the boiler. He or she can flush the system. Check the expansion tank to see if it has too much water in it and not enough air. The pressure relief valve on the boiler will be spurting water if this is the case. You should also see a high pressure reading (over 20 psi) on the pressure gauge. It is advisable to have a professional HVAC technician handle these kinds of checks.
If there is water leaking around the bottom of the boiler:
The pump may be broken. The pressure gauge may be compromised. There may be a leak in the piping. All of these problems warrant a visit from a professional HVAC technician.
If the pipes are suddenly very noisy:
Check for water trapped in the return lines. If the pipes are not angled right, water can get trapped in the lines. Try adjusting the angling of the lines or call a technician to fix it for you. Check the circulator to see if the spring-loaded coupling that connects the motor to the pump isn’t broken or jammed.
If you are using a radiant heat system to distribute the heat, consider the following:
Have you changed the flooring recently? If so, you may have to increase the temperature setting to accommodate. However, make sure the water temperature never exceeds 85 degrees (or the limit the manufacturer designates.) The other problem could be the circulator, but you’ll need a technician to come check to see if the circulator is moving enough water. If the circulator is undersized or is not moving enough water, the temperature drop through the system will be too much, and you won’t get enough heat coming through the flooring. A professional will most likely also check the outdoor reset controls to check the heating curve.
If you are using a baseboard or radiator hot water heating system, see our article specific to this system for troubleshooting suggestions.

Discount Toasters
October 17th, 2009Have you ever imagined over the morning breakfast that the toast you really enjoy comes from a toaster which seems a lesser complex device but indeed a small box of wonders. An electric toaster is not very much a complex machine, but there’s more going on in that little slotted box then you probably think of. The basic principle of bread getting into the slot, slot gets hot, toast pops out is easy enough to follow, but what’s really going on beneath the toaster cover is a bit more complex and quite interesting to understand. Here’s how it works. A rider present in the slot holds the bread. When the handle is depressed the rider carries the bread down into the slot. Grates close around the bread to center it and an electromagnet holds the rider down until the timer goes off. At the same time a pair of contacts are forced together, sending current through nichrome wire that is crisscrossed over a mica sheet. This causes the highly resistant nichrome to produce a great deal of heat very quickly. The bread is toasted (i.e. lightly charred) by infrared radiation produced by these heated coils. When the timer, i.e. the toaster’s Darkness Setting, goes off the electromagnet is deactivated, causing the spring-loaded tray to pop up and disengage the contacts, which in turn breaks the circuit and stops the current from flowing through the heating element. Now the next time you go to buy a toaster you don’t really need to keep this in mind but in reality what you have to consider is the other functional aspects of the toaster. Here are some features to look for when deciding which toaster is the best choice for you. • Slice #: 2 slice toaster or 4 slice toaster. • Slot Size: Standard size slot or extra wide slots. • Removable Crumb Tray: Handy for cleaning. • Defrost Function: To unfreeze frozen bread. • Bagel Setting: To perfectly toast bagels. • Reheat Option: Warms without browning. • Browning Controls: For precise browning. • Cancel Button: Stops toasting immediately. • Self-Centering Bread Racks: For even toasting • Extra High Rack Lift: For easy removal of small items • Toaster Cover: Keeps unit clean/protected when it’s not in use. On the second hand find out more about the toasters which suit the criteria. Short list the toasters and read their reviews. Also compare them on their prices before you make your decision. A good toaster is the open which is functional, easy to clean, fits in your budget and comes with a warranty. Discount toasters are also available in many stores and online portals wherein you can find the best toaster within the reach of your pocket. You can find the best of discount toasters online at toaster-oven.net, amazon.com, smartbargains.com, cheaptoasters.com etc. The recommended toaster brands are Dualit 2-Slice Toaster, Krups, KitchenAid, Braun, Oster, Cuisinart etc. So the next time you buy a toaster review the product carefully, compare the prices and get yourself the best bargain with discount toasters.

Relocating to Paris ? few things to know
October 17th, 2009When relocating to Paris for a sabbatical year, an internship, or a permanent job, the most convenient way to tackle your housing needs is to rent a furnished apartment at least for the first months or year of your Parisian stay.nnOf course, finding and renting a long-term rental in Paris can be challenging if you don’t speak French and if you don’t know the specific French laws about furnished apartments. Once you’ve found your Paris apartment, or once your real estate agency has found you the perfect gem, the following details below should provide better understanding and footing when negotiating a apartment rentals in Paris, on your own or with a bilingual real estate agency.n nShort-term apartment rentals : Renting a furnished apartment for less than 90 days is called “location saisonniere”, which requires a signed short-term lease agreement between landlord and tenant. It’s a flexible lease, one that ends naturally on the end date written on the contract, and requires no special notice should you need to vacate the rental earlier. However, with a short-term rental, the total rent is due up front (meaning on your arrival day and at the beginning of each month) and no refund is provided if you shorten your stay. If you need further flexibility on the lease end-date, the best is to purchase “lease cancellation insurance”. Those cancellation insurance or more often provided for weekly stay. You can find such companies in your own country or in France, they reimbursed you (under conditions). nnLong-term apartment rentals : Renting a furnished apartment for more than 90 days up to one year, is called a “location meubl
Cheap soundproofing using American Sound Isolation tape.
October 17th, 2009American Sound Isolation tape is a great way to give you new home or addition some good soundproofing without spending a fortune. This sound isolation tape comes in 100 lineal ft rolls and it 1 7/16 “ wide or basically the width of a stud or joist end. You simply peel off the backing and adhere to the Isolation tape to the face of all of the studs or the joist prior to screwing in the sheetrock. This will isolate the stud or joist structure from the finished drywall. This isolation helps to reduce airborne sound transmission as well as structure borne transmission through the studs or joists.
There is another method that employs the American sound isolation tape and that is to double layer it on every other stud. If your studs are 16 OC then you will be taping every other stud at 32” OC. Once you have double taped every other stud, you will screw your drywall only into the taped studs. This will not only give you the isolation of the wood or steel structure from the outer wallboard, but it will give you the same effect as staggered studs. This method can be employed on both sides of the studs and to the end facings of joists. You can even tape the joists above before installing a sub floor, which will help to isolate the sub floor from the joists and the ceiling below. If you are in the process of new construction or remodeling where you have removed all drywall, taping the studs and joists with the American Isolation tape is essential. If you are remodeling or under new construction, American Sound Isolation tape is an effective and economical way to give your drywall the isolation it needs from the wood structure. This isolation will help to give you some good soundproofing between bedroom walls for example and doesn’t cost you an arm and a leg to install. There are many other uses for American Sound Isolation tape that I just couldn’t fit into this article. Builders and contractors across the United States and Canada are now using American sound isolation tape as a low cost soundproofing alternative to the more costly foams and barriers.
